Rates: Per person per night to include Dinner, Bed & Breakfast. These rates are a guide and may vary at certain times of the year.
Bed and Breakfast is available at certain times from £75 - £129 per person per night, depending on availability.
Bank Holiday & special event weekend rates may differ – please enquire
All rates include VAT at 15%. Service charge is left to your own discretion.
Children are very welcome and we have a large, safe garden. We can provide Cots free of charge & at certain times of year small children (under 5) can share their parents room free of charge & pay only for meals. We offer excellent reduced rates for children over 5 & under 12.
Dogs: We have 3 ground floor bedrooms in our annexe where dogs are welcome in the porch only @ £10 per dog per night– these are enclosed , tiled porches .and we do ask you to bring your own bedding. Towels can be provided for “dirty dogs”.On no account are dogs allowed into the bedrooms. There will be additional charges made if there is any damage to the furnishings or walls.
We have ample & secure Car Parking but cannot take responsibility for any losses while parked in the car park
It is illegal to Smoke in public places in Scotland & all our bedrooms are non- smoking. Guests found to be smoking in their bedroom will be charged £100.00
There is a usually a minimum stay of 2 nights at Weekends and Bank Holidays but we do have a single Saturday night rate if this is available.
Special Weekends: Valentine’s Weekend. Gourmet Fish Night. Hogmanay – please ask for details and rates.
We have 13 individually designed bedrooms, 2 being four poster rooms all with double ended whirlpool spa bath Baths - one 4 poster is in Antique Pine with its own open fireplace, very romantic on a cold winter’s night! Our Family suite on the top floor also has a big whirlpool spa bath. All rooms have private bathroom , flat screen TV’s, CD and DVD players, tea & coffee trays.
We also have FREE WIFI access in some of our rooms and public areas
Prices per person based on 2 sharing a room. Single Occupancy rates are available on request. All rates quoted are per person per night and include Dinner, Bed & Breakfast

Booking Conditions
Methods of Payment – the most convenient method of payment are cash, personal cheque, switch or debit card. All credit cards payments for hotel accounts will incur a 3% handling charge.
A deposit of 25% is required with bookings and is only refundable on cancellations made four weeks prior to arrival. For cancellations made less than 4 weeks prior to arrival your deposit will be retained and payment in full is charged for cancellations any less than two weeks prior to arrival date. You can insure against cancellations for reasons beyond your control & forms for this are available on request
